PROGRAMMING AND SITE EVALUATION
Stage 1
- Ascertain client requirements, analyse site constraints and potential to formulate a design brief for client approval.
- Conduct an in-depth study of existing land use in and around the project area. .
- Investigate contextual issues, socio-cultural aspects, landscape features, and built form.
- Examine existing infrastructure, accessibility, circulation patterns, and parking. .
- Prepare a comprehensive report on-site evaluation, including the state of existing buildings and an analysis of circulation, activity distribution, interconnectivity, and external linkages.
- Assess the impact of the development/re-development plan on the project area and its immediate environs.
- Provide a report on measures needed to mitigate any adverse impact of the proposed development/re-development.

CONCEPT DESIGN
Stage 2
- Develop the concept design of the area, illustrating circulation patterns, zoning of land uses, and relevant details.
- Assess utility services and their interconnectivity.
- Present a revised rough estimate of project cost based on FAR used in the concept design/re-development objectives.
- Create a three-dimensional model showcasing the proposal and surrounding areas.
- Submit the model and conceptual design to the client/statutory authorities for approval, ensuring compliance with codes, standards, and legislation.

DETAILED DESIGN
Stage 3
- Prepare drawings illustrating common facilities for circulation, parking, open spaces, and external architectural forms.
- Develop drawings showcasing architectural controls/guidelines, features, and specifications.
- Create drawings outlining the schematic network of services.
- Design drawings for landscape, street furniture, and graphic signage.
- Provide a modified project cost.
- Furnish an urban design report, including an implementation strategy.
- Prepare detailed designs of various external elements and components.
- Present the urban design study to statutory authorities for approval, ensuring compliance with codes, standards, and legislation.

IMPLEMENTATION
Stage 4
- Offer comprehensive architectural services for site development works if assigned.
- Provide landscape architectural services for public spaces, if assigned.
- Review and certify detailed architectural designs of each constituent component for construction or development within the urban design/urban renewal area before approval by statutory authorities.

Stage 5
- The scope of work excludes any architectural details irrelevant to the external envelope. .
