Concept Design

Stage 1

  • Provide a comprehensive site evaluation and analysis report outlining the fundamental approach to circulation, activity distribution, interaction, and external linkages.
  • Analyse the schedule of spaces in relation to activities and site potential. .

Preliminary Design and Drawings

Stage 2

  • Modify conceptual designs to incorporate necessary changes.
  • Prepare preliminary drawings, interior views, and a schedule of finishes for the Client's approval.
  • Present a preliminary estimate of costs on an area basis.

Drawings for Client’s/Statutory Approvals

Stage 3

  • Develop drawings essential for Clients and statutory approvals. .
  • Ensure strict compliance with codes, standards, and legislation. .
  • Assist the Client in obtaining necessary statutory approvals.

Working Drawings and Tender Documents

Stage 4

  • Craft detailed working drawings, specifications, and a schedule of quantities, ensuring precision in every detail.
  • Prepare comprehensive tender documents, including a code of practice covering measurement methods, payment procedures, quality control protocols, and other contractual conditions.

Appointment of Contractors

Stage 5

  • Initiate and manage the tender process, analysing submissions with a keen eye..
  • Offer valuable advice to the Client, guiding the appointment of contractors.

Construction

Stage 6

  • Prepare and issue detailed working drawings and execution details to guide the construction process.
  • Review and endorse samples of various elements and components.
  • Scrutinise and approve shop drawings submitted by contractors/vendors. .
  • Conduct scheduled site visits and fabrication workshops to ensure progress aligns with contract specifications.
  • Oversee day-to-day construction activities through a Construction Manager appointed and paid by the Client.
  • Issue a Certificate of Virtual Completion upon the project's fulfilment.

Completion

Stage 7

  • Prepare and submit exhaustive completion reports and drawings as required. .
  • Facilitate the Client in obtaining the “Completion/Occupancy Certificate” from statutory authorities, as needed. .
  • Provide two sets of meticulously crafted as-built drawings, capturing the final state of services and structures.
